| Hospitals |
There
are several medical facilities close to Gateway: McDowell County Hospital
(25 min.), St. Joseph's Mission Memorial Hospital in Asheville (45
min.), Veteran's hospital
in Asheville (45 min.), Old Fort Clinic (10 min.), and Pardee Hospital
in Hendersonville (45 min.) from Gateway. |
| Shopping
& Entertainment |
All
your basic needs can usually be met in Old Fort which is approximately 15 minutes away.
Black Mountain, Asheville, Hendersonville, and Marion offer close
"big city" amenities within a 15-35 minute drive.
Asheville, the largest city in Western North Carolina, offers not only
all of the shopping amenities, but also art, and cultural
activities. |
| Schools |
Old
Fort Elementary and McDowell County Junior and High Schools. There
are many secondary schools in the area, with UNC-Asheville being the
largest. A school bus stop is located at the entrance to Gateway. |

Tourist attractions, natural
attractions and activities
in Western North Carolina are year round, including Lake Lure, Blue
Ridge Parkway, Lake James, Chimney Rock, Mount Mitchell, Sugar Mountain, Biltmore
Estates & Winery, and The Grove Park Inn. The area is
conducive to camping, hiking, fishing, rafting, and family-oriented
activities. |
| Weather |
We
enjoy four distinct seasons. Winter is generally mild with an
average of approximately 12-18 inches of snow per year. Gateway
Mountain has its' own road equipment and roads are maintained
regularly. Summers
are generally moderate with cool nights and gentle winds. Fall
brings an explosion of brilliant color, ushering in the transition to
Winter. |
| Property
Specifications |
Gateway Mountain is situated within a 2,900-acre hardwood forest.
There are approximately 450 property owners with about 100 homes and 45
full-time residents. It is currently estimated that there may be
approximately 550 lots when the development is completed. Special
care is taken to maintain a low density of buildings to forest, keeping
with the integrity of the natural surroundings and privacy of the owners.
The roads are currently gravel and maintained regularly. In June
2000, the property owners on Gateway voted to begin a road paving project. |
| Utilities,
Water and Other Costs |
Utilities
(electric and telephone) are underground along the
roadways. Electricity is provided by Duke Power, while phone
service is Verizon. Utility connection fees are approximately
$100. Property owners provide their own well and septic
systems. Septic systems average $3,500. Complete well systems
average $5,000 (depending on the depth). Trash disposal is handled
by each property owner. A trash drop-off and recycling center is
located just a few miles from the entrance of Gateway. A $2,142 impact fee is paid
to the Property Owners Association (P.O.A.) at the time building
construction begins. |

Dues (Property Owners Assoc.) |
$164 per acre per year, capped at a maximum of 3 acres ($492 maximum
P.O.A. dues). These dues are predominantly used for the maintenance
and upkeep of the roads and common areas including the waterfall park,
trout pond and lake areas, P.O.A. office and secretary, and the electronic
gates. Each year, property owners are assessed an additional $42 per
acre, capped at 3 acres ($126 maximum) which is put
aside for future road paving. |
| Pictures
/ Maps of the Properties |
We
often get requests for pictures and plat maps of the lots for
sale. Unless there is a cleared "view" from a lot,
photography is nearly impossible from the ground in most cases due to
the dense forest and terrain features. One wooded lot in a picture
tends to look just like all the rest of the "non-view" lots -
a bunch of trees. If the lot is conducive to photography, pictures
are taken and posted to the "lots"
section of this website.
The master plat map for
Gateway is very large, about the size of a coffee table. It is
comprised of approximately 70 different maps of the same size that are
condensed and shrunk into one. Reducing the maps to a
transmittable size renders them unreadable/unusable. Certified and
recorded plat maps of each lot listed for sale are made available during
tours and given to new owners at closing. |

Gateway |
To
schedule a visit to Gateway, please call the sales office at:
800-521-6788. Tours are given any day of the week, including
weekends, with the exception of some holidays (subject to the
availability of the sales people). We work hard to accommodate
your schedule as much as possible. Tour times are flexible, but
usually begin in the mornings between 9-10 a.m. or in the afternoon
between 12-2 p.m. Because of the size, terrain features and location of
properties for sale, tours normally take several hours.
Please keep in mind
that Gateway Mountain is a gated community consisting of approximately
2,900 acres and about 12 miles of internal roadway. In an effort to ensure
the privacy and security of our existing residents, "drive-thru's"
and unescorted visits are not permitted. Additionally, because of
the size and terrain features, it's very easy to get lost or stuck in
areas currently under development and cell phones don't work very well
in some parts of the mountain. In an effort to preserve the
natural beauty of the mountain, road and directional signs are kept to a
minimum. Lots and homes for sale are scattered throughout the
development and do not have signs or markings of any kind. |

There
are some basic restrictions that protect the integrity of our beautiful
